THE REDEVELOPMENT OF 320 HALL ST. INVOLVED TRANSFORMING A 130,000-SQUARE-FOOT INDUSTRIAL BUILDING, FORMERLY HOME TO BENTELER AUTOMOTIVE. THIRD COAST DEVELOPMENT PURCHASED THE PROPERTY IN 2016 AND UNDERTOOK EXTENSIVE REHABILITATION TO CREATE A MODERN INDUSTRIAL FACILITY.


THE 15,000-SQUARE-FOOT OFFICE AREA WAS STRIPPED DOWN TO ITS EXTERIOR BRICK WALLS, WHICH WERE SANDBLASTED, AND THEN RECONFIGURED INTO THREE OFFICE SUITES WITH CONTEMPORARY FINISHES BY CUSTER OFFICE INTERIORS. IN THE INDUSTRIAL SPACE, INTERIOR DEMISING WALLS WERE DEMOLISHED, CONCRETE PITS WERE FILLED IN, AND THE ENTIRE FLOOR WAS LEVELED AND COATED WITH EPOXY. OUTDATED CRANES AND OVERHEAD EQUIPMENT WERE REMOVED, AND THE INTERIOR WAS MODERNIZED WITH BRIGHT WHITE PAINT AND EFFICIENT LED LIGHTING THROUGHOUT THE WAREHOUSE.


TO IMPROVE FUNCTIONALITY, EIGHT TRUCK DOCKS WERE ADDED ON THE NORTH SIDE, PROVIDING ACCESS FOR THE NORTHERN WAREHOUSE TENANT, WHILE RETAINING ACCESS THROUGH THE SOUTHERN DOCKS FOR ANOTHER TENANT. ULTIMATELY, THE ENTIRE BUILDING WAS SOLD TO AN OPPORTUNITY ZONE FUND, WHICH SECURED A LEASE WITH FLOURISH, A PROMINENT MICHIGAN-BASED CANNABIS GROWER AND RETAILER.
