Commercial development, in context.
Office, hospitality, retail, and mixed-use across Grand Rapids and West Michigan — build-to-suit for corporate users, brand-flag hospitality, and mixed-use buildings that strengthen the blocks they're on.
What we do.
Our commercial work spans hospitality, healthcare-related build-to-suit, retail, office, and mixed-use. Some projects are purely commercial; many integrate ground-floor commercial with multifamily above, which is increasingly how downtown and near-downtown infill needs to work.
We bring the same approach we bring to industrial and multifamily: site selection grounded in real market knowledge, capital stacks that use the incentives available, design and construction teams we've worked with for years, and direct principal involvement from start to finish.

Frequently asked questions
What types of commercial projects does Third Coast develop?
Office, hospitality, retail, and mixed-use across Grand Rapids and West Michigan. We've delivered build-to-suit for corporate users, hotel projects with national flag operators, and mixed-use buildings that integrate ground-floor retail with multifamily above.
Do you do speculative commercial development?
Yes, on the right site with the right fundamentals — and more often as build-to-suit or anchor-tenant-led. We'd rather build for a known user than guess at the market.
Can you handle hospitality projects with a national brand?
Yes. Hampton Inn & Suites is an example — we work through the brand standards, PIP process, and franchise approvals while running the development side.
Do you take on commercial development partnerships?
Yes. We've done JVs with capital partners, landowners, and operating partners across hospitality, office, and mixed-use. Reach out to start a conversation.
Have a commercial project?
Office, hospitality, retail, mixed-use — tell us what you're trying to build and where you'd like to build it.
